Colorado mountain hunting property, Colorado mountain land for sale

This 175-acre property has gorgeous views, privacy, seclusion, and hunting on a large piece of vacant land only a few miles from Crawford, Colorado. Crawford is known as one of the best regions in Colorado for mule deer hunting and elk hunting. It is located in Colorado Game Management Unit 53, which is known for excellent mule deer and elk hunting. Deer tags usually take 1-2 years to draw, while elk tags are over-the-counter for the second and third rifle seasons. Chances are good that a landowner can draw 1 buck tag a year in the priority landowner draw.

creek frontage Colorado mountain land for sale

The property is sloped from east to west and sits on the south side of Saddle Mountain. Clear Fork Creek flows through the southeast corner of the property for about 3/8 of a mile. The creek has a strong year-round flow and is known for its crystal-clear water. It does have some small brook trout, but the stream is small and difficult to fish.

county road access to Colorado mountain land for sale

Long Gulch Road is a county road and cuts through one corner of the property. Access is good gravel road most of the way and then 4x4 for the last half mile or so. County snowplows turn around about a half mile from the property, but you can plow the road to gain winter access to the building site. A domestic water line is nearby and indications are good that drilling a well would be productive. Power lines are a half-mile or so away.

beautiful mountain cabin building site on Colorado land for sale

There are numerous beautiful building sites, but one site in particular sits on a bluff overlooking the creek with stunning views of Mendicant Ridge, Castle Peak, Saddle Mountain, the Uncompaghre Plateau to the west, the Grand Mesa to the north, the Black Canyon and even the San Juans far to the south. Vegetation is a mixture of open meadows, sagebrush, Gambel oak, Douglas fir, and a few small groves of aspens. This property is home to lots of wildlife, including elk, mule deer, bear, mountain lion, and lots of blue grouse. There are no building restrictions or covenants on the property and it is not in a conservation easement. It is located in Colorado Game Management Unit 53, which is an over-the-counter license unit for elk tags in the second and third rifle seasons and there is enough acreage to apply for coveted landowner tags for both mule deer and private land elk tags. Taxes are very low--$19.04 a year. The property has a recent full boundary survey. Historically the owners have used the property for summer cattle grazing and have graded several roads throughout the property that make excellent ATV and horseback riding routes. National Forest is only 300 feet to the north.
