I've been getting lots of calls from people who want to get back to their rural roots and be more self-sufficient. They want to be able to grow their own food and live in a peaceful rural setting. Well, here you go. Here's an orchard property that will accomplish all those goals and more.

Hotchkiss, Colorado, is known as a region that grows beautiful fruit, much of it organic. It's also becoming popular as a region to establish vineyards to grow grapes for the Colorado wines that are becoming ever more popular on the national market. In fact, a vintner friend of mine just got his Hotchkiss, Colorado wines on the wine list at Wolfgang Puck's restaurants, including Spago.

This orchard is in the middle of one of the best fruit-growing regions in Western Colorado. It has ample water to irrigate fruit trees and grapevines, and the water delivery system has been engineered for orchard operations.

The views from Rogers Mesa are beautiful, with a wide panorama of mountains to the east, and the vast undeveloped plain of Scenic Mesa to the south. Leroux Creek (where there's also a nice winery) is just a few minutes above the property, with access to the National Forest a few miles away. Hotchkiss (bank, grocery store, restaurants, etc.) is only 5 or 6 miles away. Schools are excellent.

The farmhouse is a classic 1924 small farmhouse, and there is a garage/workshop adjacent to it. This property has been protected by a conservation easement to preserve the rural agricultural character of the neighborhood. It has an additional building envelope on it so a new owner can build a larger house.
