If you're looking for an outfitting business where you can take 20 or so hunters into the wilderness for a trophy elk or mule deer hunt over the course of two months, there's no better possibility than Lake City Outfitters.

Lake City Outfitters has 175 permit days from the Bureau of Land Management to hunt a wilderness study area, Red Cloud Peak, southwest of Lake City, Colorado. Most BLM land is at a lower elevation and is comprised of pinyons, juniper, sage, and oak brush. Not this area. This is high-elevation terrain that tops out over 13,000 feet. The hunting is excellent for 5x5 and better bull elk, and there is also a lower elevation permit area that yields some impressive mule deer bucks.

I've personally inspected the outfitter's camp equipment, tack, and horses, and I can warrant that he keeps everything in good shape. He is a businessman who has been sidetracked by other business ventures over the past couple of years, and hasn't booked much business in 2007 and 2008. The time is right for a new owner to take over and kick-start the business again so that it will produce a very nice side income over the next several years.

If you're looking for a full-time business, this isn't the one for you. It doesn't have enough territory or permit days for extended pack trips or fishing trips. However, it will keep you as busy as you want to be for two or three months a year during elk season, and you'll have the time of your life riding the scenic high country of southwest Colorado. The hunting is great, the scenery is unsurpassed, and it's all wilderness access. No ATV's and motorcycles--it's all done by foot or horseback.
