Here are some thoughts about the local area to help you with your search.

CRAWFORD REAL ESTATE

Crawford is a small town 11 miles south of Hotchkiss and 13 miles southwest of Paonia. Crawford is just 16 miles away from the north rim of the spectacular Black Canyon of the Gunnison River. With fewer than 400 residents, Crawford is a sleepy little place. The town fathers, at this time, are against any expansion of the town boundaries, so it’s unlikely that the town will grow much larger any time soon. Real estate is very affordable in Crawford, and building lots are available. The views from town are outstanding, the K-8 school is excellent, and a new library will soon be completed. There are two restaurants in town, with another large restaurant currently closed and on the market (talk to me about this special commercial opportunity). A small country store and motel, a B&B, a car wash and Laundromat, and two high-quality custom glass studios comprise some of the other businesses in town.

Crawford is surrounded by large expanses of ranch land, and it’s common to see cattle drives going down the highway. Grandview Mesa, Fruitland Mesa, and Missouri Flats are three areas where excellent irrigated ranch parcels and dryland building parcels can be found. The views of the West Elks range are incredible, and large numbers of mule deer and elk can be found there.

Many beautiful ranches with quality custom homes are located within 15 minutes of Crawford, and this may be your best bet if you’re looking for a horse property, cattle ranch, or mountain retreat. United Country Colorado Brokers is located right on Highway 92 in the center of Crawford.

PAONIA HOMES FOR SALE

Founded in the late 1800’s, the Paonia town fathers quickly realized that the warm climate and plentiful water supplies made this an ideal location for growing fruit. There are eight mesas surrounding Paonia, and many of the parcels are blanketed with cherry, apple, pear, and plum orchards.

The town itself is only 1,500 people, but the surrounding countryside is home to another 5,000 people or so. In town, buyers can find a good values ranging from old two-bedroom Victorians to larger, more contemporary homes. Bigger parcels, ranging from one or two acres to 40 acres or more, are situated within minutes of town. A thriving organic meat and produce market has originated in Paonia, and hobby farmers and small farmers will find Paonia to be an ideal place to produce and market high-quality fruit, vegetables, and meat. Great views can be found in all directions from Paonia, and the West Elks wilderness is just minutes away.

HOTCHKISS REAL ESTATE FOR SALE

Hotchkiss, at a lower elevation than both Paonia and Crawford, has a warm climate and sunny views. For such a small town, there’s a lot going on, with several banks, real estate offices, insurance offices, restaurants, a sporting goods store, grocery store, a medical clinic, two liquor stores, several restaurants, and several gift shops. The Creamery art gallery is a special amenity to the town, showcasing the talents of a wide range of local artists, including sculptors, weavers, painters, and photographers.

Hotchkiss has some interesting old brick Victorian homes, as well as a smattering of manufactured housing and modest stick-built homes. The K-12 schools are excellent and modern. The mesas north and west of town are sprinkled with small farms, ranches, orchards, and vineyards. Water supplies are abundant and the area is known for its fruit, wine, beef, lamb, and hay.

Residential Real Estate is generally quite affordable in Crawford, Paonia, and Hotchkiss. Decent quality homes can be found for around $100 a square foot, which represents good value. Custom homes with great amenities, such as hot tubs, sun rooms, hardwood flooring, vaulted ceilings, horse set-ups, terrific views, high-speed internet, and acreage can be located for under $200 a square foot.
