The site is in Garfield County, but directly borders Glenwood Springs city limits on the east. The campsite and RV park has 44 sites with 30-amp and 50-amp hookups, as well as a bathhouse and office.

Ami's Acres has an engineered sewer system with a macerating lift pump that brings sewage to the Glenwood Springs sewer plant just a few hundred yards to the east. The current operations are using about 20% of the sewer capacity. The property fronts US Highway 6, which is a federal highway, and they have two permitted driveway entrances. Traffic is very light at this location, although I-70 is just a stone's throw away and busy. Water is provided by two strong commercial wells, one at 40 GPM and the other at 21 GPM.

The property has varied terrain, some of it steep, but it lends itself well to terracing. There is a floodwater chute that is designed to transport rainwater in extreme events. Early estimates are that this site could support 120 tiny homes in a tiny home community or as many as 300+ units if built out to multi-family housing.
