Cedaredge, Colorado is a small town on the southern slope of the Grand Mesa, about an hour southeast of Grand Junction. At 6,100 feet in elevation, the climate is cooler than the desert elevations near Grand Junction, and it's a thriving little town with several good restaurants, grocery store, sports shops, churches, and medical clinics. It's a short 15-minute drive to the top of the Grand Mesa at 10,400 feet. All kind of recreation beckons--fishing, 4-wheeling, hiking, horseback riding, snowmobiling, and much more. Cedaredge is known for its inviting climate, as local farmers and ranchers raise apples, peaches, cherries, wine grapes, hay, cattle, and quite a few variety crops.
Just across Surface Creek from the grocery store is a golf course neighborhood of nice custom homes. At .33-acre, it is spacious enough for a good-sized single-family home. HOA dues are very low at $250/year. This building lot is one of the few remaining creek frontage lots along Surface Creek, which is a cool, free-flowing mountain trout stream. Adjacent to the creek is a well-maintained walking path where people like to stroll in the shade from the numerous trees and walk their dogs.
