Situated in a beautiful Western Colorado country setting, this large home has two separate living quarters complete with separate kitchens, bathrooms, and living rooms.
Additionally, the property boasts 14.32 acres with irrigated fields, a stately grove of tall, shady cottonwood trees, a small year-round creek, and three ponds stocked with fish. Austin, Colorado, is in a temperate climate zone that only occasionally sees snow coverage and is known for an excellent growing season and year-round mild climate. Austin is about an hour southeast of Grand Junction, in between the Delta County towns of Delta and Cedaredge.
Built in 2022, the main level of the home is accessed by the covered porch, which faces south. The living room is spacious with tray ceilings, crown molding, and recessed lighting. The kitchen is modern and elegant, with a large island, tall cabinetry to the ceiling, and crown molding. The home has a split floor plan with a spacious primary bedroom on one side and an ensuite master bath with a glassed-in shower and a deep soaker tub. The master walk-in closet is spacious. On the other side of the living room are the two smaller bedrooms, also with walk-in closets, which share a guest bath and double vanity. There is a roomy laundry room as well.
Downstairs there is a second full kitchen with ample cabinetry and dishwasher. These living quarters have a completely separate entrance, which could be accessed from upstairs easily enough with the installation of an interior staircase. Three more bedrooms are to be found downstairs, sharing a full bathroom with double vanity. There is a second laundry room as well.
This property is unburdened by covenants and an HOA, which makes it very flexible. Delta County is very friendly to short-term rental properties and does not have any restrictions on AirBnB or VRBO rental properties. There’s plenty of room to pasture horses and raise steers, goats, sheep, 4H animals, dogs, yaks, you name it. Alfalfa Run is a natural drainage that flows through the property and keeps the three stocked ponds fresh. Irrigation water includes 15 shares of Butte Ditch, which is a strong water right. The landscape is very picturesque and inviting.
Delta County government is known for being fiscally conservative, with almost no county debt at all, thereby offering low property taxes. Larger cities of Montrose and Grand Junction are 45 minutes and an hour away, respectively, each having good regional airports with worldwide connections. Delta, only 15 minutes away, has an award-winning small hospital and several board certified specialists in internal medicine, orthopedics, and other specialties. Delta has a Super WalMart, car dealers, and two other large grocery stores, while Montrose and Grand Junction have many big-box stores, concert venues, and theaters, while Grand Junction is home to Colorado Mesa University.
