Located just three miles north of the small western Colorado town of Cedaredge, this mountain horse property has a stunning combination of assets. For those unfamiliar with Cedaredge, it is a small rural town situated on the south shoulder of the massive Grand Mesa, the largest flat-topped mountain in the world. The Grand Mesa tops out at 10,400 feet, and is home to over 300 lakes and reservoirs and over 500 square miles of National Forest and BLM lands. Cedaredge is home to about 1,500 people and has a popular 18-hole golf course, several restaurants, health clinic, grocery store, bank, convenience store, several churches and schools. Major services and hospitals are available in Delta, Montrose, and Grand Junction. Delta is about 20 minutes to the south, while Montrose and Grand Junction-both of which have busy regional airports with connecting flights to around the world-are each about an hour away. The elevation in Cedaredge is about 6,200 feet, while the elevation at this horse ranch is about 6,700 feet, which makes for cool summer nights.

The farm has a Child's Ditch running right and also has a separate Young's Creek Reservoir right that provides 6-7 feet of water each year. The Young's Creek water is offered separately from the rest of the property for an additional $30,000. The water rights are usually sufficient to irrigate the hay meadow and the horse pasture prior to turning on the Young's Creek share later in the summer. Young's Creek is a year-round flowing stream that courses through the north side of the property and fills two lovely ponds, surrounded by a grove of cottonwood trees and a grassy meadow. It is a beautiful spot for family gatherings and picnics.
