This 79-acre farm on High Mesa, just a few miles southwest of Olathe, Colorado can accomplish many things. Currently planted in feed corn and pinto beans, the farm has also been used to grow sweet corn, onions, hay, truck garden vegetables, and all manner of crops as well act as a home base for cattle and sheep operations. The neighbor to the east has a nicely producing orchard that grows pears, apples, and peaches, and no doubt wine grapes would do well there also.
This Colorado farm for sale is well watered, with 56.4 shares of Uncompahgre Water, which is known as a strong water right for Western Colorado farms. It also has 2 Tri-County domestic water taps with a 4" domestic line crossing the property, so additional homesites would be very feasible. Livestock producers will appreciate the year-round spring that bubbles up in the middle of one of the pastures, which provides a free-flowing source of year-round water for horses, cattle, and sheep. The spring feeds a one-acre pond that is also stocked with fish.
The farm has a nice set of corrals and either lambing or calving sheds, as well as loading chute and squeeze chute. A sleeper asset here is the poultry sheds, which were designed and built to raise racing pigeons and fancy chicken breeds. The barns are well suited for that purpose, but could also be used to raise pigs, lambs, 4H animals, or could easily be re-purposed as a large dog kennel. Built in 1925, the 3-bedroom, 2-bath home is 1,985 square feet with 2 bedrooms upstairs and the master suite downstairs. The home was remodeled in the 1980's or 1990's, but could use updating today. It is functional and sound.
The west end of the property has a gravel reserve that borders an already working gravel pit that is almost out of material. The seller is very knowledgeable about road construction and maintains that the gravel is 30 feet deep. This might be a great asset for a new owner.
For the future farmer in you, Olathe, Colorado is one of the most productive farm environments of anyplace in the state. Local farmers grow wine grapes, pinto beans, onions, the world-famous Olathe Sweet Corn, feed corn, excellent alfalfa and grass hay, hops, orchard fruits such as apples, plums, peaches, pears, and apricots, and all kinds of vegetables. The climate is mild year-round and the growing season is long. The Uncompahgre Valley Water Users Association has a great set of canals and ditches that deliver water from the Gunnison River and Blue Mesa Reservoir all over the valley. This farm has excellent irrigation water.
Olathe is centrally located between the Western Colorado towns of Montrose and Delta. Montrose has an excellent regional airport with regular flights to Dallas, Phoenix, and even Newark. There are many shops and big box stores in Montrose as well as excellent hospitals and clinics. Grand Junction is also not far away, with lots of concert venues, Colorado Mesa University, another excellent regional airport, VA hospital, and St. Mary's Hospital.
