This was a fun ranch to transact. We encountered a lot of items that needed to be addressed through the sale process.
Some notable items were:
•Water rights inspection
•Additional water rights reviewed - John A. Storey Ditch rights, needed to be transferred by bargain and sale deed
•Had an Improvement Survey Plat Survey completed for the buyer - located all buildings & water well
•Changed water well location with the DWR as it was showing up on the neighbor's property
•Inspection showed high radon levels, so the sellers installed a radon mititgation system in the home amongst some other small repairs
•One of the three total parcels was still in the HOA next door, and we worked through the process to remove parcel 3 from the HOA, by a 66% agreement in vote of the HOA.
•Septic tank was pumped and cleaned
•Propane tank was filled prior to closing
Overall the sale of the West Highland Farms in Meeker Colorado was a great project, with some awesome clients. We couldn't have had a better group between the buyer and seller, everyone worked extremely well together to make things happen, and give additional time to solve some small items.

This hobby ranch offers a great set of assets, beginning with excellent water rights on 80+ acres of productive hayfields,
combined with a great set of improvements. The original ranch home was completely remodeled by a well-known custom
builder and expanded to its current footprint of 4,916 square feet of premium living space with 5 bedrooms, 4 bathrooms, and
an office. It has gorgeous views of a neighboring ranch and BLM lands to the west that is often home to a couple hundred elk.
The outbuildings show great pride of ownership, with a 50x70 Morton shop building, two large hay barns, a smaller heated
