A truly rare ranch offering, the Blackhall Mountain ranch was a fun ranch to assist clients in purchasing. With a total of 1,000 acres, the property had large ponds, irrigation water, creeks, over 200 acres of irrigated land, a large indoor arena, guest house, and beautiful log main home. After touring my clients around 7 ranches in Western Colorado, I sent this property to them knowing the listing agent as another RLI broker. They showed interest, so we got in the truck and went to see it. A quick due diligence process evaluated the water rights, the cattle grazing permit that would transfer, inspections on the arena and home, and the buyers got the ranch purchased in under 45 days.
