Earlier this summer, I got an email inquiry into my site from a buyer looking in the Western Colorado area, specifically, Paonia. I set up a call, and got acquainted with a very nice woman that was extremely interested in purchasing a home in the Paonia area, having spent some time here through previous travels.

Apparently, she and a friend did some research online looking for an agent to represent her in purchasing a rural property in the North Fork Valley. It was important to her to have an agent competent with water rights and rural properties, with a good sense of the market. Through looking at listings, agent bios, and previously sold properties, unbeknownst to me, they decided I was the guy for the job!

Being out of state, we started by sending back and forth some properties that were currently on the market, and also I sent her numerous previous sales around the area to give her an idea of what $ can buy you in the North Fork market.

My client came out mid summer, and we toured over 11 different rural country homes in a two-day time span. The first house we looked at, was always her favorite.

A second trip out to Colorado, we toured more homes. And still, the very first home we had looked at was still her favorite, and was still on the market.

So I drew up our first offer, and after going back and forth for over a month in negotiations, we came to terms, and put the house under contract with the Seller. There's a lot more details about the hurdles we encountered with the purchase on this, but let's just say we learned a lot, negotiated a lot, and worked with her lender, 1031 company, and Seller's agent to get the deal done.

Lots of calls, emails, traveling, miles on the truck later, she's the proud new owner of a 20-acre country home in Paonia. I couldn't be happier to have helped.
