Ask Nick Walton
The answer tells much of the story behind Twin Pine Motorsports.
South Fork is a small mountain town with an economy and customer base that extend far beyond its permanent population. Located at roughly 8,200 feet in elevation, South Fork sits at the junction of US Highway 160 and Colorado Highway 149 and is surrounded by nearly 2 million acres of National Forest.
That elevation and geography help drive two very different recreational seasons.
During the summer, South Fork becomes a high-country escape for second-home owners, RV travelers and extended-stay visitors, particularly from Texas, Oklahoma and other southern states looking to get out of the heat. Many arrive with UTVs and ATVs and use South Fork as a base for exploring the surrounding National Forest, mountain passes and backcountry roads.
When winter arrives, the same elevation and surrounding mountains create a completely different recreation market built around snowmobiling, skiing and winter travel.
Twin Pine has built a business that serves both.
Twin Pine Motorsports is located directly on US Highway 160, the primary corridor connecting the San Luis Valley with Wolf Creek Pass and Pagosa Springs.
Colorado Highway 149 begins in South Fork and follows the Rio Grande north toward Creede and Lake City, while US Highway 160 provides direct access west toward Wolf Creek Pass and Pagosa Springs and east toward Del Norte and the San Luis Valley. This geographic position puts South Fork within easy reach of several of Southwest Colorado's established mountain communities while remaining a natural base for the Upper Rio Grande region.
The surrounding mountains provide extensive ATV and UTV riding opportunities, snowmobile access, hunting, fly fishing, camping, mountain biking and other outdoor recreation.
This isn't simply a good place to sell recreational vehicles. It is a place where recreational vehicles are heavily used.
UTVs and ATVs are a regular part of the summer economy. Snowmobiles become part of the winter market. Second-home owners and seasonal residents keep recreational equipment in the area, while visitors bring their own machines with them.
That gives Twin Pine multiple ways to serve the same recreation-driven customer base.
Twin Pine Motorsports maintains established dealership relationships with Can-Am, Ski-Doo and Lynx and has consistently performed as a top dealership in Colorado year after year.
The dealership also carries parts, accessories, safety equipment, riding gear and apparel, including Oakley, 509 and TOBE.
Revenue is generated through four primary operating segments:
This diversified model allows Twin Pine to generate revenue from the initial unit purchase while continuing to serve customers through accessories, service, repairs and recreational rentals.
Twin Pine Motorsports has generated more than $4 million in annual revenue in each of the last three years.
Normalized Seller's Discretionary Earnings have remained strong over that same period.
For a dealership operating in a community of roughly 500 permanent residents, those numbers demonstrate the importance of the much larger seasonal and regional market Twin Pine serves.
Twin Pine Motorsports maintains a substantial parts inventory ranging from aftermarket accessories and apparel to replacement parts, tires, motors and other service-related components.
The inventory supports Twin Pine's Can-Am, Ski-Doo and Lynx operations while also including parts for other commonly used powersports brands such as Polaris, Arctic Cat, Honda and others.
That gives the dealership the ability to help visiting riders get their machines repaired and back into use quickly, regardless of where the unit was purchased. A customer who initially comes through the door for a part or repair can become a service customer today and potentially a unit buyer in the future.
The transaction includes a significant collection of operating assets, including:
These assets are included as part of the complete business offering.
Twin Pine also operates under a U.S. Forest Service priority-use outfitting and guiding authorization within the Divide Ranger District of the Rio Grande National Forest.
The authorization provides 100 priority-use service days annually for approved delivery, pickup and recovery activities involving off-highway and over-snow vehicles.
This Forest Service-authorized component directly complements the company's UTV, ATV, snowmobile and rental operations.
Continuation following the transaction is subject to applicable U.S. Forest Service approval and requirements.
The commercial property at 29130 US Highway 160, South Fork, Colorado is included in the $3.5 million offering.
The property consists of:
The Highway 160 location provides an established home for the dealership's sales, service, parts and rental operations directly along the primary travel corridor serving South Fork.
South Fork's permanent population tells only a small part of the market story.
At roughly 8,200 feet, the town offers a high-elevation summer climate that has long attracted second-home owners and extended-stay visitors from hotter southern states. South Fork has a substantial mix of RV parks, resorts, cabins, vacation rentals and second homes serving this seasonal population.
Summer brings UTV and ATV riders, fly fishermen, mountain bikers, campers and families spending extended periods in the mountains.
The Rio Grande and surrounding waters provide excellent fly-fishing, while the surrounding National Forest provides extensive public access for riding, camping, hiking, mountain biking and other outdoor recreation.
Fall adds hunting traffic. Nearby GMU 76 is a trophy limited-quota elk unit, while surrounding game management units provide numerous additional elk, mule deer and other big-game hunting opportunities, including OTC opportunities available in some nearby GMUs.
Winter creates an entirely different recreational season. Wolf Creek Ski Area is approximately 18 miles from South Fork, while the surrounding mountains receive substantial snowfall and support extensive snowmobile riding.
South Fork's geographic location adds to that appeal. Creede, Pagosa Springs, Del Norte, Lake City and other Southwest Colorado mountain communities are all within the broader regional market, positioning South Fork as a practical base for travelers and recreational users moving throughout the Upper Rio Grande and San Juan Mountain region.
The same geography that makes South Fork attractive as a summer escape therefore supports a second recreational economy throughout the winter.
For Twin Pine, that's important. The business is not dependent upon one season or one type of outdoor recreation.
The offering includes the operating business, commercial real estate, substantial parts inventory, rental fleet, machinery and equipment, FF&E, parts and service operation, rental operation, established dealership relationships, customer goodwill and the Forest Service-authorized operating component, subject to applicable approvals.
How does a dealership in a town of roughly 500 permanent residents generate more than $4 million in revenue year after year?
Because Twin Pine's market isn't defined by South Fork's permanent population. It is built around the much larger number of people who live there seasonally, own second homes there and travel to the Upper Rio Grande for the exact outdoor activities this dealership supports.
Twin Pine Motorsports has built an established business around serving that market.
